How much is this worth?

I'm a horrible trader and I have no sense of value. I found what I would think is a pretty damn good hammer but I can't seem to sell it. It's a War Hammer of Shelter, 19-35 blunt dmg, 9 hammer req, +14%dmg while health is above 50%, +5 armor vs. physical. Can anyone help me? Thanks! :D
